In April 2023, a total of 416 new apartments were sold, posting a 33% decrease relative to April 2022. As for monthly terms, there was a 34% decline observed. As for old apartments, 2096 transactions were recorded, posting a 19% decline relative to April 2022. In MoM terms the decrease amounted to 22%. Since sales for new apartments fell more, consequently, the share of new units in all sales dropped to 17%. Sale prices grew considerably in YoY terms for both new and old apartments, recording a 42% and 30% growths, respectively.

However, in monthly terms, sale price for new apartments declined by 2.5% relative to March, while price for old flats increased by 2.3%. In April 2023, the majority of sales were for flats ranging from 50 to 75 SQM, accounting for 39% of total sales. Flats ranging from 35 to 50 SQM took 23% share. As for apartments larger than 125 SQM, they made up only about 6% of total sales. Shares of high priced apartments (>1500 $/SQM) and showed considerable growth in total sales relative to the same period of the previous year.
