The average price per square meter of residential apartments in Tbilisi and Batumi is $1,500, Leo Chikhava, Head of Data and Research Services at Colliers, said in air of the radio Commersant.

In his words, a price decrease for apartments is not expected in 2026.

"In 2026, two factors will be in play: one is that the 2022 projects, when there was a construction boom in Georgia, will already be entering the secondary market. In 2025, banks has been financing fewer new projects that can cause price hikes. However, one factor balances the other; there will be no oversupply, and consequently, no downward trends are observed," explains Leo Chikava.

According to Leo Chikava, sales in Tbilisi decreased in the first 4 months of 2025 due to the political situation, although this did not affect Batumi. Since May, sales rates in both cities have been increasing and are ultimately expected to surpass the 2024 results.

The Head of Data and Research Services at Colliers highlights that 90% of apartment purchases in Tbilisi are made by Georgian citizens, followed by 4% from Israel and 2% from Russia. In Batumi, Georgian citizens make up 50% of buyers, with Russians at 16% and Ukrainians at 9%.
