Commercial spaces in the central streets of Tbilisi are still the most in-demand. The top three includes Vake, Saburtalo and Rustaveli avenues.

​​Vazha-Pshavela and Kazbegi in Saburtalo are in demand. Demand for commercial spaces adjacent to the metro in the suburbs is also active. Rustaveli Avenue has always been and remains in-deamnd - says Nino Gedevanishvili, a member of the Georgian National Association of Real Estate.


Most often, the tenant is looking for a space from 100 to 300 square meters. The price is usually higher in the central districts, but in the outskirts, spaces near the metro station may cost even more than in Rustaveli Avenue.

"Commercial spaces in the outskirts near the Gldani metro station are more expensive than on Rustaveli Avenue. It depends on location.

For example, some sections on Vazha-Pshavela Avenue are more expensive, some sections are cheaper, because of the lack of foot traffic," says Nino Gedevanishvili.
